Our business model

A vertically integrated approach to value-add multifamily

CSRE Group acquires apartment communities that are not performing to their potential, improves them, and operates them for long-term income and value. Our team has followed this model since 2004, in Connecticut and across the East Coast. Today we manage more than 2,000 apartments and have taken more than 4,500 units through a full cycle of acquisition, repositioning and sale.

Every stage of the business plan is handled by CSRE Group’s own team. Acquisitions, construction management and property management sit under one roof, so the people who underwrite a deal are the same people who renovate it and operate it every day. That keeps the plan intact from closing through exit and keeps us accountable for the results.

Why partner with CSRE Group

Experience. More than two decades of investing through different market cycles, with more than 4,500 units acquired, repositioned and sold.

Execution. An integrated team with direct control over acquisitions, renovations and property management, so business plans are carried out by the people who wrote them.

Alignment. Meaningful sponsor co-investment and direct principal involvement in every investment.

1. Find the opportunity

CSRE Group targets multifamily properties in middle- to upper-income communities with untapped potential due to mismanagement, deferred maintenance or outdated amenities, along with hotels suited for conversion into apartments. Our long presence in Connecticut and along the East Coast gives us local knowledge of rents, renters, municipalities and contractors, and access to opportunities before they reach a broad market.

2. Underwrite with discipline

Every acquisition starts with boots-on-the-ground research: unit-by-unit inspections, a review of the rent roll and operating history, and a realistic renovation budget from our construction team. We acquire only when we can see a clear path to higher net operating income.

3. Reposition the asset

Our construction management team plans and executes renovations, from unit interiors and building systems to amenities and curb appeal. Hotel conversions follow the same approach, turning existing structures in strong locations into quality apartments at a lower cost than new construction.

4. Operate for performance

Our in-house management team brings rents to market, improves occupancy and collections, and keeps a close watch on every expense line. The goal is steady, growing NOI and a well-maintained property residents want to stay in.

5. Realize value

Once a property is stabilized, CSRE Group evaluates refinancing or a sale based on market conditions and its partners’ goals, with the aim of returning capital and delivering strong long-term results.

Aligned with our investors

CSRE Group invests its own capital alongside its partners in every deal, with GP co-investment of roughly 10% to 30% of equity across its realized investments. Investors receive regular reporting and have direct access to our principals and capital markets team.
